Biscuits, tips, and a whole lot of insight. That’s what our community gathered around this morning at The Ledge in Spring Creek, Tennessee, as we welcomed Billy Burkhead, the Madison County Trustee. Over coffee and warm biscuits, Billy shared practical wisdom about something most of us don’t love to think about—property taxes.
Why Property Taxes Matter in Madison County and Beyond
Billy reminded us that while paying taxes might not be anyone’s favorite chore, property taxes are the backbone of county funding. Without them, communities like ours would face major restructuring, possibly even a 25% sales tax to make up the difference.
Thanks to property taxes, we enjoy essential services like the Fire Department, public safety, and infrastructure that keeps our neighborhoods thriving.
Key Dates and How to Pay
The 2025 property tax bills have already been mailed out, but the deadline to pay is February 28, 2026. After that, a 1.5% late fee is added each month. If a payment is over a year late, it may be sent to Chancery Court for further action.
Billy noted that mail delays can happen, so it’s wise to call the Trustee’s Office or check your payment status online at https://paymadisontaxes.com/lookup/property-tax.

Tax Relief and Benefits for Madison County Residents
Some residents may qualify for tax relief or a tax freeze, depending on age and income:
Tax Relief
- Age: Over 65
- Income: Under $37,000 (subject to change yearly)
Tax Freeze
- Age: Over 65
- Income: Under $55,000 (subject to change yearly)
